The Building Department issued 1979 permits in 1996 with a construction value of $24,200,005, compared to 1798 permits in 1995 with a construction value of $20,391,286. The Township received a total of $336,588 in revenue, and the department personnel performed inspections from the following Building Department activities:

The networking of the Building Department's computer system with other township departments has been completed, allowing the timely collection and exchange of information. The new computer processing software has been installed and is being continually upgraded to keep abreast of changing New Jersey Uniform Construction Codes and procedures. All members of the Department have received training on the latest computer software updates.

Begun in 1995, and continuing through 1996, was the development of a centralized records management facility. The organization of historical Building Department information has already proved a valuable asset to both internal municipal research and to property owners seeking information. The task of documenting and organizing past Building Department data will continue throughout the coming years.

During 1996 several major construction projects were finished or continued towards completion. A large addition and alteration work for office and laboratory facilities for Givaudan-Roure, located on Windsor Road, has been completed. Housing Development Corporation of Bergen County (Affordable Housing) has completed another of its projects, this one located Thompson Avenue. These units are in the process of being occupied. A major expansion project for Congregation B'Nai Yeshurun Synagogue, located on West Englewood Avenue, has been completed and is in full use. Yeshiva High School for Girls has occupied new facilities on Palisades Avenue. The School has renovated and occupied the first floor of their new building and will complete the second floor as the school's enrollment expands. Nearing completion of their building is First Baptist Church, located on Teaneck Road. Three public elementary school expansion projects were begun in 1996 with completion dates expected in 1997.

The future outlook for the building industry in the Township is excellent, with many major efforts expected to begin or continue with construction in 1997. The Marketplace at Cedar Lane, a specialty supermarket, located at 647 Cedar Lane, expects to complete their construction project in 1997. Also scheduled to complete construction of their new building in 1997 is Edward's Supermarket, to be located on American Legion Drive. Work on the 36,000 square foot building for Roemer Synagogue is scheduled for completion in 1997. Hope Presbyterian Church is expected to begin construction on their new church building, to be located on River Road adjacent to Grace Lutheran Church. Another house of worship, Temple Emeth on Windsor Road, will start an expansion and renovation project in 1997. A major municipal project, the expansion of the Richard Rodda Community Center, is scheduled for completion in 1997.

During 1996 the Board of Adjustment processed 76 applications and collected fees totaling $10,650. The Planning Board processed 88 applications and collected fees totaling $5,667. Significant applications heard by the Boards were the Eastern Bergen Christian Church's purchase of the former Women's Club building, Teaneck East Congregation's site plan approval for a house of worship on Perry Lane, Teaneck Road Associates' site plan for a medical building at the intersection of Degraw Avenue and Teaneck Road, and the Community State Bank of Bergen County's site plan approval for offices and bank on Cedar Lane.
